4 1.1 EXTERIOR INSULATING & FINISH SYSTEM Field Exterior Walls Base Band Exterior Walls Manufacturer: Dryvit Systems, Inc. Series: Ameristone Contact: Bob Dryvit National Accounts (734) Resources: Removing Dirt & Airborne Pollutions The best and safest way to clean your building is a liquid spray used at the lowest pressure possible to remove the surface soils. Because repeated high pressure cleaning can be harmful to the surface integrity of the Dryvit finish, we strongly recommend keeping the pressure under 600 psi. It is important to note that if a power washing contractor is retained to clean your building, particular attention must be paid to the pressure of the water used to clean the building. A high pressure cleaning method(over 600 psi) could, over time, seriously impair the integrity of the Dryvit finish. Repainting or Recoating Dryvit recommends that your exterior finish be inspected annually for evidence of cracks (often caused by natural building settlement), holes or penetrations in the finish or any other deficiencies that may be evident. Any compromise of the exterior envelope, no matter what the cladding, can result in moisture intrusion. Ongoing moisture intrusion can lead to other more serious problems. It is important that any compromise of the building envelope be repaired as soon as possible to minimize potential damage to the structure. If repairs to the Dryvit system are needed, Dryvit recommends they be performed by a contractor that has completed a training seminar offered by Dryvit for the system installed on the building. Before repainting, the surface must be thoroughly cleaned to remove all dirt and mildew. Dryvit offers a line of coatings designed to meet any application need. For example, Demandit, a 100 percent acrylic coating, is specially formulated to work effectively over your existing Dryvit finish. Weatherlastic Smooth is an elastomeric, weather resistant coating. Oil-based paints should never be used. A contractor experienced in the application of high-buildcoatings is recommended.

Alpolic (757) or (757) Resources: maintenance.html General Cleaning The painted surfaces of the Alcoa panels should be cleaned on a regular basis to prevent the build up of corrosive deposits. The required frequency and method of this cleaning is dependant on the local environment and conditions. Avoid cleaning the Alcoa surfaces when they are very hot or very cold. It is important that the panels be cleaned when the surfaces are in the shade to prevent quick drying and streaking. Clean small areas at a time to prevent the drying of the detergent solution on the wall prior to rinsing. Rinsing the panels with fresh water on a frequent basis can reduce the residue build up on the surface and there by reduce the need for more intensive cleaning. It is suggested to rinse the panels surfaces at the same time the windows are cleaned. If the fresh water rinse is not successful in removing surface deposits washing with a mild detergent, using a pressure washer at a low pressure setting and or a lamb s wool mitt or soft cloth, followed immediately by a fresh water rinse, is recommended. When the residue on the building surface is organic in nature the mild detergent may not be aggressive enough to thoroughly clean the panels. For these situations the following methods are recommended. For light organic residue and/or hydrocarbon build up: Miraclean Professional All Purpose Cleaner* Hand Wipe: Full Strength to 1:1 Stick Goods Cleaning (Squeegees, etc.): 2:1 to 5:1 Pressure Washing : 10:1 to 20:1 For heavier residue and/or hydrocarbon build up: Mirachem 500 Cleaner/Degreaser Concentrate* Hand Wipe: Full Strength to 3:1 Stick Goods Cleaning (Squeegees, etc.): 2:1 to 5:1 Pressure Washing 10:1 to 20:1 Dilutions are indicated as a ratio of parts of water to parts of cleaning product. For example an indicated dilution of 5:1 would use 5 parts of water for one part of cleaner. As with the mild detergent method, work on small areas at a time to ensure proper rinsing of the surface prior to drying. This will prevent streaking on the cleaned panels. Always test the cleaning method and products on a small inconspicuous area of the building prior to cleaning the larger building surfaces.
6 1.2 COMPOSITE METAL PANEL SYSTEM Exterior Facade Manufacturer: Reynobond Series: Contact: Dutch (478) or (770) Resources: catalog/pdf/technical_bulletins General Cleaning The amount and frequency of dirt accumulation on Reynobond panels depends, among other factors, upon the buildings geographic location, the Reynobond panel location on the structure, local soil type, weather, pollution and air conditions. Do not use steel wool, abrasives or anything likely to abrade the painted surfaces. Some cleaning chemicals can damage the surface. If unsure, test the application method and cleaning agents in an inconspicuous area. Start with the mildest first and, only if necessary, proceed to more stringent methods. If dirt and stains are water soluble, such as soil, soot, or particles, then a water rinse is the alternative least likely to degrade the painted surface. Do not, however, use a mechanical pressure washer. For areas of heavier or more tenacious dirt deposit, especially those near the grade level, a mild solution of detergent (5%) diluted with warm water is the best cleaning alternative. As with automobiles, streaking will be minimized if Reynobond panels are cleaned on a mild, overcast day or in the shade. More Frequent cleaning with water or mild detergents is preferable to using harsher or concentrated cleaning solutions, or abrasive methods at less frequent intervals. Mild detergents are those which do not irritate bare hands. It is preferred that Reynobond panels be cleaned from bottom to top (opposite of glass) so that the streaking and standing solutions be minimized.
7 1.2 COMPOSITE METAL PANEL SYSTEM Manufacturer: Reynobond (continued) Removal of Non-Water Soluble Dirt In cases where ACM panels are soiled with non-water soluble dirt such as tar, oil paint, graffiti or sealant materials, solvents may be the only effective cleaning alternative. Common solvent categories are listed below. Alcohols Denatured alcohol or Ethanol Isopropyl or rubbing alcohol Methanol Petroleum Solvents Naptha Spirits Mineral Spirits Turpentine Aromatic Solvents Xylene Toluene Ketones, Esters MEK (methyl ethyl ketone) MIBK (methyl isobutyl ketone) Ethyl Acetate or Nail Polish Remover Hydrochloric acid (10% muriatic acid) diluted with the parts water may be useful in removing rust stains or dried mortar or concrete. However, contact of acids or alkalis with bare aluminum can quickly destroy the metal. Mildew removal can be accomplished with the following products. Apply and rinse immediately with clear water. 1/3 cup detergent 2/3 cup of trisodium phosphate (TSP) 1 quart sodium hypochloride, 5% solution (liquid bleach) Be cautious of pooling of cleaners on any horizontal joint surfaces. Be aware of your surroundings and always think of safety first: you safety and that of persons using the building.
8 1.2 COMPOSITE METAL PANEL SYSTEM Exterior Facade Cleaning of Duranar Paint Finish Panels Manufacturer: Alucobond Contact: Jason Alucobond (630) or (630) Resources: html General Cleaning Panels should be cleaned on a regular basis. The timing of this cleaning is highly dependent on the location of the building and the amount of dirt and pollution in the area. A general rule is to clean the panels when then windows are cleaned. Megaflon painted finish panels must be rinsed immediately after washing. Failure to follow this procedure may cause damage to the gloss of the panel. Do not mechanically abrade a painted finish when trying to clean a panel. Do not use wire brushes, steel wool, sandpaper, rubbing compound, cleaning compound, abrasives or other similar cleaning tools. Always test cleaning materials and procedures on a small inconspicuous area prior to use on a large scale. A 5% solution (one part detergent to 20 parts of water) of commonly used commercial and industrial detergents, such as Tide, will not have any deleterious effect on a Duranar surface. These solutions should be followed by and adequate rinse of water. Use cloth, sponges, or a soft bristle brush for application. Cleaning should be done on a shaded side of the building materials and procedures on small inconspicuous area prior to use on a large scale. Cleaning of Megaflon Paint Finish Panels Prepare 1:3 to 1:10 mix of Mirachem 500 Liquid, that is one part Mirachem 500 to three to ten parts of water. Wash the Megaflon surface by hand using a lamb s wool mitt or soft cloth, and the Mirachem 500 water solution, applying medium pressure. Rinse off immediately. Cleaning should be done on a shaded side of the building or, ideally, on a mild, cloudy day.
9 1.3 EXTERIOR PAINT Exterior Cleaning of Mildew on Surfaces Manufacturer: Sherwin Williams Series: Contact: Dave Ryan (317) Resources: Cleaning of Soiled Surfaces Remove dirt with a scrub brush and detergent solution or pressure washing, followed by a thorough rinsing. While dirt accumulation cannot be eliminated entirely, satin, gloss, and high-gloss paints are more resistant to picking up dirt than flat paints due to their smoother finish. Test for mildew by applying a few drops of household bleach to the area, if it is bleached away, the discoloration is probably mildew; if it does not disappear, it is probably dirt. Before painting, remove mildew by washing the surface with ProClean Professional Mildew Eliminator or a solution of 1 part liquid bleach and 3 parts water. Apply the solution and scrub the mildewed area. Allow the solution to remain on the surface for 10 minutes. Rinse thoroughly with water and allow the surface to dry before painting. Wear protective eye wear, protective clothing, and waterproof gloves. Quickly wash off any of the mixture that comes in contact with your skin. Do not add detergents or ammonia to the bleach/ water solution.
10 1.4 CERAMIC TILE Exterior Fountain Walls Manufacturer: Buchtal Series: Chroma 2 Contact: Lori Hamilton Parker (614) Resources: General Cleaning Basic cleaning means a particularly careful interim cleaning. The use of special cleaners, longer times for the agent to act upon the dirt and increased mechanical support by brushes and possibly by scouring powder ensure a thorough cleaning of the covering. For the removal of the most common stains, the following agents are suitable: Calcareous deposits, urine stone, rust stains and metal abrasion residues: Use acid cleaners, thoroughly wet cement joints and completely remove the acid cleaner by rinsing with clear water or neutralizing after sufficient time for the cleaner to act upon the dirt. Epoxy resins: Can be removed with caustic pastes or special cleaning agents. Tar, bitumen, paint drops, residues from expansion joints and media with synthetic resin additives: Stains of this type are removed best with organic solvents such as e.g. naphtha, acetone or so-called caustic pastes. Oil, grease, wax: Highly alkaline cleaners are capable of loosening and removing these substances. In the case of extreme soiling, the effect can be supported by solvents. Unglazed ceramics without upgrading or impregnation possibly may show stains caused by oil, grease or colored liquids, which can not be completely removed again. Rubber abrasion residues, pencil lines: The chemical loosening by means of cleaning agents is not possible. In this case, only a mechanical removal by rubbing or brushing is effective, possibly supported by scouring powder.

L.M.Scofield Company (800) chrometd11-10.pdf Maintenance For exterior concrete hardscapes cured with LITHO- CHROME Colorwax, an occasional maintenance application may be made after the Colorwax coat has weathered or worn from the surface. For exterior or interior concrete hardscapes or floors cured and/or sealed with COLORCURE Concrete Sealer, SCOFIELD Cureseal-W, Cureseal-S, or Selectseal-W, a maintenance application should be made periodically to protect the base sealer. Series: Traditional Prest Contact: (717) Resources: tenanceguide4pg.pdf Maintenance Guidelines for Concrete Products General Cleaning of Pavers: This type of cleaning is typically preformed weekly or monthly to remove general dirt and debris from the paver surface. 1. Use a standard garden hose and a stiff bristle brush (nylon is preferred) to hose down and scrub the pavers. This method will allow you to free and loosen any general dirt from the surface and rinse away. 2. For areas where you have ground in dirt, follow the instruction above. In addition, use a mild detergent to help release some of these dirt particles. The areas that typically get excessive dirt build up are at entry areas and those of foot traffic. Please Note: When hosing down the paved area, be sure not to concentrate spray directly into the joints. This will wash out the joint sand, which is necessary to maintain a tight installation.
13 1.6 BRICK PAVERS Efflorescence What is efflorescence? It is a whitish powder-like deposit which sometimes appears on concrete or clay products. The deposit is the residue of a soluble salt carried to the face of the product by moisture and left on the surface as a dry powder following evaporation of the moisture. The phenomenon was reported on as early as the 1870 s. Efflorescence itself in no way affects structural integrity. Where do the salts come from? The salts are found in either the native soil, the gravel base or in the sand, stone or cement used to manufacture the paving stones. How does it happen? These salts dissolve in either the ground water, rain water or water added to mix the concrete. The salt moves upward with the moisture to the drying surface by capillary action. I n the basement walls, this capillary action has been measured to be as much as 600 mm. Because the sun evaporates the moisture at the surface, this capillary wicking action continues to draw moisture from below. The efflorescence continues until either the salt or moisture supply has been exhausted. How is it removed? Efflorescence will wash and wear off in the course of time. The recommended procedure is to allow this natural process to take place. However, if you would like to speed up the process, it can be removed by washing the pavers with a mild cleaning solution. (Cleaning solutions can be purchased from your Hanover distributor - be sure to follow manufacturer s instructions since the cleaners can be harmful). A small unobtrusive area should be treated first to ensure results are acceptable since the cleaning solution may expose aggregate on the paver s surface leading to a lessening of the color mass. No responsibility can be accepted by the paving stone manufacturers for efflorescence since any normal concrete contains calcium hydroxide which is inevitable when cement and/or lime and water are mixed together. Calcium hydroxide combines with carbon dioxide in the air to form calcium carbonate which then appears as a whitish deposit, efflorescence.
14 1.6 BRICK PAVERS Snow Removal Snow can be removed from both on-grade applications as well as plaza deck installations. We would suggest the use of shovels or walk behind snow blowers. Please be sure to use rubber or nylon tip equipment, this will help prevent scratches and/or scars in the pavers. If using a snowblower, do not use chains on the tires. They may cause damage to the face of the pavers. Where Hanover Prest Bricks are used for vehicular application, you can use standard plowing procedures. Plow should have a standard rubber tip to reduce the scaring of the pavers. The use of chains on the tires is discouraged. De-icing materials are detrimental to all building materials. These Chemicals should be used sparingly and with caution on Hanover Pavers. Rock salts should not be used at all. If you do use any de-icing materials, please be sure to clean the pavers, as directed above, under the General Cleaning of pavers section. Contact Hanover for recommended de-icing material.
15 1.6 BRICK PAVERS Common Stains Oil and grease Chewing Gum Paint Leaf and Wood Rot Mortar Tobacco Rust Stains Grease drippings from food, ketchup, mustard Clay Soils Tar Tree Sap Concrete dust from cutting Treatment Soak up excess oil with rags. Then, cover with an oil absorbent material,like kitty litter. Leave on stain for hours, and then sweep dry. Another option would be to apply a 100% pure citrus degreaser directly to stain, and then blot up with a rag and hose area down. Apply small amount of dry ice and then scrape off with a putty knife or apply 100% pure citrus degreaser. Apply directly to gum marks and scrape off. Use rags to remove excess paint by blotting, do not wipe, it will spread the paint around. If the paint is a latex, water based, soak with hot water and scrub by using detergent with a stiff bristled brush. Rinse periodically, repeat as necessary. Oil, paint and sealer remover is a specialized cleaner that can be applied after oil-based paint has dried. Follow manufactures instructions. Apply household bleach and scrub with a stiff bristled brush. Try to remove immediately with a garden hose. If that is not possible, let it harden and remove with a scraper or putty knife. Apply household bleach and scrub with a stiff bristled brush. Directly apply Rust Stain remover to the effected spots to lift these types of stains. Contact Hanover for specific material. Apply general concrete paver cleaner to these types of stains. Follow the manufacturer s instructions on side of container. Scrap off the dry built-up material with putty knife, scrub and rinse off with hot water. A detergent may be necessary to release the stain. Apply 100% pure citrus degreaser. Apply directly to stain, blot up with a rag and then hose area down. Apply 100% pure citrus degreaser. Apply directly to stain, blot up with a rag and then hose area down. Rinse immediately with water and/or use a cleaner designed for cleaning concrete pavers.

18 2.1 CARPET Preventative Maintenance Outside Maintenance: Minimize the immediate sources of soil around the perimeter of the building by keeping sidewalks, parking lots and garages adjacent to the building as clean as possible. Remove snow and ice instead of treating it with chemicals or sand. Soil Barriers: Use walk-off mats to help collect soil before it can be tracked into the building. These barriers should be vacuumed daily and cleaned frequently to be effective, as they will receive a high soil load very quickly. Hard Surface Transitions: Areas where carpet meets a hard surface are sometimes more susceptible to accelerated soiling and can become difficult to clean. Walk off areas and areas of transitions will normally require more attention. Well-placed walk off mats will help to minimize the affect of soiling that comes in these transitional areas. Maintenance personnel should never use hard surface cleaners on carpet. It should also be noted that buffers or rotary cleaners should never be allowed to spin on or even come in contact with the carpet. High ph cleaners used for hard surface are very likely to harm the carpet. Chair Pads: Place chair pads under desk chairs to prevent casters from continuously grinding soil into the carpet or carpet tile. Restricted Areas: Reserve specific areas for eating, drinking and smoking to help confine difficult sources of soil and dirt. HVAC Maintenance: Replace and/or clean filters on a regular basis to remove as many airborne particles as possible. Routine Maintenance Vacuuming: The single most important part of any carpet and carpet tile maintenance program is removal of dry soil by vacuuming. Heavy and moderate traffic areas should be vacuumed daily. Vacuum light traffic areas regularly. Appropriate vacuuming is 4 slow passes back and forth in the same area. Use a dual motor upright vacuum where the brushes and suction are driven by separate motors.
19 2.1 CARPET Routine Maintenance (continued) Stain and Spill Removal: Spills are inevitable, but quick removal reduces the likelihood of staining. To remove most spills, use clean, warm water or a general-purpose detergent spotter. For most spills, the basic removal procedure is the same: a) Blot as much of the spill as you can with an absorbent towel. Always work towards the center of the spill. Do not rub! If the spill is solid or semisolid, gently scrape off what you can with a dull implement. b) Apply carpet spotter to the spill. This is a detergent solution that is specially made for use on carpets and carpet tiles. Never use other kinds of cleaning solutions, such as bleach. These may permanently damage the carpet or carpet tile. c) Tamp or pat in the carpet spotter with a tamping brush. e) Blot again. f) Rinse with clean water. g) Blot as dry as possible. For Synthetic fibers, cleaners should have a ph range of 5.5 to Do not use cleaning chemicals outside of this range as damage to the fiber could result. This requirement is for all chemicals (spot cleaners, pre- sprays, and in-tank) used on carpet products. High or Pulled Loops: All high or pulled loops should be cut. Pulled loops are created when furniture or other heavy objects are dragged across the carpet or carpet tiles. If pulled loops are cut, no further damage will result. If not, they are likely to be snagged by other objects and can result in unsightly areas where yarn is missing. Unraveling Seams: Contact an installation professional for correction. If unraveling seams are addressed when first observed, the fix can be as simple as applying seam-sealer for broadloom style carpets. Carpet tiles can be either removed or exchanged to another location within the space. If not addressed promptly, unsightly seams and costly repairs can result. Heavily Trafficked Areas: Contact a professional carpet cleaning company and request that they pile lift those areas on a regular basis. For heavily trafficked areas, the use of a pile lifter will help to remove embedded soil and sandy particulate. It will also help to erect the pile fiber and renew the appearance of the carpet. Use of a pile lifter in funnel areas, walk off areas, and around elevators will enhance the appearance of the carpet.
20 2.1 CARPET Interim Cleaning Interim cleaning involves fast high volume processes that are used in between restorative cleanings. Dry Extraction Spotting: Dry absorbent compound is recommended only as an interim maintenance program. Dry Foam Cleaning: This is conducted by a machine applying a foaming chemical onto the upper surface of the carpet and then removal of the chemical and soil contaminants captured by the foam. Low Moisture Extraction: A cleaning system that uses encapsulants. These dry to a crystalline state and can be removed by vacuuming. Low Moisture Compound Cleaning: A cleaning technique that applies highly absorbent material onto the carpet face and is then agitated into the carpet and allowed to dry. The cleaning compound and soiling debris are then removed by thorough vacuuming. All of these systems dry very quickly and cause less intrusion in an interior space than Restorative cleaning. Restorative Maintenance & Professional Carpet Cleaning A scheduled carpet maintenance program tailored for your type of traffic is highly recommended. Carpet and carpet tiles should be professionally cleaned when soil is barely noticeable to eliminate soil bonding and to restore color brightness and vacuuming efficiency. When carpet and carpet tiles are badly soiled, a restorative cleaning is necessary to revive the appearance. Carpet cleaning professionals use a wide variety of methods for cleaning. Hot water extraction is recommended; however the carpet or carpet tile should never be left wet, and adequate drying time should be allowed before foot traffic is permitted or furniture is replaced. Never mix In-Tank solutions at greater the recommended concentrations. The most effective cleaning method by hot water extraction employs a pre- spray chemistry coupled with agitation. Always thoroughly rinse any detergents from the carpet with water only as to impede accelerated soiling. If detergent residue or build up exists, clean the carpet with hot water only. Do not use rotary shampoo, bonnet/spin pad or cylindrical foam shampoo. USE OF THIS TYPE SYSTEM WILL VOID ALL WARRANTIES.

22 2.1 CARPET SPOT CLEANING GUIDE Water Soluble Stains Water Soluble Stains With Odor Water Soluble Stains With Heavy Color Grease First, blot thoroughly with a white cotton cloth or paper towels. Next, apply a solution of 1 2 teaspoon (no more) of liquid dishwasher detergent to one quart of water. A spray bottle works well. Same as Water Soluble Stains, but treat with white vinegar before using detergent. Same as Water Soluble Stains, but treat with household ammonia before using detergent. Blot as much as possible with white cloth or paper towels. Apply a volatile solvent such as Perchloroethane (dry cleaning fluid), or lighter fluid (naphtha) to a white cotton cloth. Repeat until stain is removed. CAUTION: Do not apply the solvent directly to the carpet pile, as permanent damage WILL result. Use rubber gloves and provide adequate ventilation. Waxes And Gums Medical Stains Rust Freeze the stain with ice or a commercially available product in an aerosol can. Shatter with a blunt object and vacuum immediately. Commercial preparations are available. A 5% Sodium Thiosulphate solution (from a photography store) may also be used. For stains more than a few hours old, this solution should be heated. Most can be removed with a 10% solution of oxalic acid. More stubborn stains will require professional cleaning, as restricted chemicals may be needed. Repeat until spot is removed. Use of oxalic acid is not recommended for solution dyed products as damage may result. Certain household cleaners contain oxalic acid and should be used with caution.

27 2.2 PORCELAIN CERAMIC TILE ROUTINE CARE AND MAINTENANCE The frequency and timing of any maintenance program is dependent on the specific characteristics of each tile application. Factors such as foot traffic, environmental conditions and product color should be considered when planning your maintenance schedule. In high traffic areas, or in areas subject to excessive exposure to dirt, a more frequent cleaning schedule may be necessary. The inherent technical characteristics of ceramic/porcelain tile products, ensures that they will be relatively easy to clean and maintain and are basically non-absorbent. Stoneware does not retain any stains or marks of any kind; however, in the presence, of stubborn or persistent stains difficult to remove with ordinary products, these can be cleaned by using stronger and more concentrated products that can remove any stains and give back the tiles their original look. To this regard it should be pointed out that stoneware is resistant to any chemicals with the exception of hydrofluoric acid, a very aggressive agent for ceramic products that should never be used. For everyday cleaning, it is enough to wash the floor with water and general- purpose cleaners suitable for ceramic surfaces. It is important that the cleaner is NOT an oil, animal fat, or soap base. The surface does not require the use of detergents containing wax and/or similar products, and should never be used to avoid creating an oily coating on the surface of the slab. These components can leave behind an invisible residue with can trap dirt. It is also important that the tile receive a thorough rinsing with clean water after the cleaning process has been completed. Surfaces can be cleaned with clean water or a solution containing up to 50% of alcohol.
28 2.2 PORCELAIN CERAMIC TILE The general cleaning steps for ceramic/porcelain products can be summarized as follows: 1. Remove all loose debris from the tile by sweeping with a soft bristle broom or vacuuming. 2. Any spills should be wiped up as quickly as possible. 3. Apply the recommended amount and dilution of the appropriate cleaner to the tile. Allow the cleaner to remain on the tile for short period of time (at least 5 minutes). 4. To clean polished and glossy surfaces only use warm water and mild alkaline detergents, and wipe or mop with a nonabrasive mop or cloth. For unpolished tile, scrub with a nylon pad or soft bristle brush. For more heavily soiled floors a floor machine equipped with a nylon pad or bristle brush may be used. It is absolutely essential for all detergent residues to be completely removed from the tile. Any remaining detergent residue can dry on the tile and form a coating, which can trap dirt and be very difficult to remove. The tile should be rinsed several times if necessary to remove all detergent residue. We also strongly recommend that all cleaners be tested first in a small, inconspicuous area before general use on the floor. Products containing hydrofluoric acid and its derivatives should not be used. To clean natural surfaces only use warm water and mild alkaline detergents available from most retailers. 5. Remove the dirty cleaning solution and water with a wet vacuum or mop. Thoroughly rinse the tile with clean water and remove with a wet vacuum, mop, or towel.
29 2.2 PORCELAIN CERAMIC TILE TYPES OF SURFACE The characteristics of tile surfaces are acquiring a greater importance as they establish the quality of the product in terms of performance and, as a consequence, define which product bests suits each possible use. The smoother and more compact a surface, the easier and rapid it is to clean. Smoothness and compactness are the features of a product, which is neither rough nor porous. A texture, even of a minor nature, tends to hold back dirt and therefore calls for more care. In order to preserve the original shine of the floor, it is recommended to protect the entrance area of the floored room, especially if it is directly connected with outdoor areas. It is sufficient to use a simple doormat that retains as much as possible dust or other abrasive substances and keeps them away from the floored surface. CLEANING METHODS BY TILE FINISH Matte, Rustic & Satin Finished Tile 1. Sweep to remove surface debris. 2. Dilute cleaning solution in hot water. 3. Apply and let remain on floor five minutes. 4. For difficult stains: scrub with a synthetic brush or pad 5. Fully rinse solution from the floor with clean water. Polished Finish Tile 1. Sweep to remove surface debris. 2. Mop floor with mild cleaning solution. 3. Rinse with clean water. 4. Dry with wet vacuum or cloth to restore the polished tile s characteristic shine. Non-Slip Finishes 1. Sweep to remove surface debris. 2. Dilute cleaning solution in hot water. 3. Apply and let remain on floor five minutes. 4. Brush in contrasting directions of tile pattern to remove debris. 5. Rinse thoroughly.
30 2.2 PORCELAIN CERAMIC TILE RESTORATIVE MAINTENANCE & WARNINGS This is a particularly intense and accurate type of cleaning that you may need to carry out once a year or every six months. It is conducted by following the same instructions given for routine maintenance, but by using alkaline detergents with medium concentration. Professionals might periodically carry out special cleaning with specific detergents, such as buffer acids or professional oil-repellents: this will allow you to remove any remaining dirt and helps maintain the floor s shine over time. We recommend you always follow the manufacturer s recommended dosages and times by carrying out tests on non-installed material or concealed areas of the installed surface. If using acid detergents, we recommend you always thoroughly soak the joints before cleaning to protect them from the corrosive action of the detergent. If dealing with an area with special cleaning needs or an area subject to particularly difficult dirt to remove, it is best to carry out the above mentioned cleaning operations in combination with washer-driers and specific products. Before cleaning, we recommend you always carefully read the technical files contained in the catalogs of each collection. Some of the components contained in sealants are not resistant to acids. This is why we always recommend you ask the grout manufacturer for advice on the most suitable detergent for cleaning purposes. 33 2.3 VINYL COMPOSITION TILE Maintenance Recommendations & Procedures for Commercial Resilient Flooring Resilient Flooring is compatible with commercial floor polishes and reduces the need to strip the tile. The acrylic factory finish will require polishing for protection, ease of maintenance and an attractive overall appearance. For Best Results: -When performing wet maintenance, always use proper signage and prohibit traffic until the floor is completely dry. -The use of aggressive strippers such as mop-on/mop-off, no-scrub and no-rinse strippers is not recommended on tile floors less than 2 years old because these strippers may affect the adhesive bond. -Do not use excessive amounts of liquid during maintenance. -Do not use brown or black pads, equivalent brushes or stiff-bristled, highly abrasive brushes on resilient flooring. -If it becomes necessary to move any heavy fixtures or appliances over the flooring on casters or dollies, the flooring should be protected with 1/4 or thicker plywood, hardboard or other underlayment panels. -If other on-site work is continuing, consider using a protective covering such as plain kraft paper to guard against damage to the new floor. Daily/Regular Maintenance 1. Sweep, dust mop or vacuum the floor daily to remove dust, dirt, grit and debris that can damage the floor and become ground into the surface. 2. Spot mop as needed. Any spills should be cleaned up immediately. 3. Damp mopping of the floor should be performed on a regular or daily basis depending upon traffic and soil levels in the area. Use a properly diluted neutral detergent solution. Periodic Maintenance 1. When needed, machine scrub the floor with a properly diluted neutral detergent solution and the appropriate scrubbing pad (3M red or equal for light scrub, 3M blue or equal for a deep scrub) or equivalent brushes. 2. Thoroughly rinse the entire floor with fresh, clean water. Remove rinse water and allow it to dry completely. 3. If there is sufficient polish (3 to 5 coats) remaining on the floor, buff, spray buff or burnish to restore gloss. 4. If needed, additional coats of floor polish should be applied at this time.
34 2.3 VINYL COMPOSITION TILE Restorative Maintenance/Stripping 1. Mix stripping solution to the appropriate dilution, depending on floor finish build-up. Blockade areas to be stripped. Apply liberal amounts of solution uniformly to the floor with a mop. Let stripping solution soak for the appropriate amount of time recommended by the stripper manufacturer. Keep areas to be stripped wet. Re-wet if necessary. 2. Machine scrub the floor (300 rpm or less) with a scrubbing pad (3M blue or equal) or equivalent scrub brush to break up the polish film. Do not allow stripping solution to dry on the floor. 3. Remove dirty stripping solution with a wet vacuum or mop. TIP: Drizzling fresh, clean rinse water onto the dirty stripping solution will assist with a more thorough removal. 4. Thoroughly rinse the entire floor with fresh, clean water. Remove rinse water and allow the floor to dry completely. 5. Apply 3 to 5 coats of high-quality commercial floor polish. The use of a high-quality stain-resistant commercial floor sealer beneath the polish should be considered in areas of high traffic, high soil load and areas where staining potential is high.

36 3.1 INTERIOR PAINT GENERAL CLEANING: Sherwin Williams recommends that you wait at least 30 days before you clean your painted surfaces. Even though the paint may be dry to the touch, it can take time for the finish to cure. Clean walls and trim with a damp sponge and mild detergent. Use a nonabrasive cleaner, such as 409 or Simple Green. Abrasive cleaners will break down the paint film and let stains and dirt begin to penetrate. Use light circular motions (Always try any cleaning detergent in an inconspicuous area first.) If the stain will not wipe away, simply touch up the affected area. REPAIR/REPAINTING: The following are recommended touch-up procedures from Sherwin Williams. Surface must be clean, dull, dry and free from dirt and rust. Area should be lightly sanded if finish has sheen. Paint should be thinned down with appropriate thinner (the back of the can will give instructions on what to thin with.) Thin product no more than 10%. Try to apply with original method, (brush, roller, etc). Feather the paint on the edges lightly to blend the original paint. Try to use the original paint whenever possible. Paint can vary slightly from batch to batch. When not using the original paint, it is better to paint an entire area, such as corner to corner of a wall, or from a doorframe to doorframe. The touch-up will be less noticeable. If the touch-up area has gone down to the original surface, use the appropriate primer and apply a color coat.

38 3.2 WALLCOVERING GENERAL CLEANING Remove ordinary dirt and smudges with a mild soap and warm water solution. Rinse with clean, clear water and dry with a soft, lint free cloth or towel. Use only soft bristle brushes. Treat damp spots and stains promptly to make clean up as easy as possible. Blot wet spills with an absorbent cloth or polyester sponge. Work from the outside to the center of the stain when using cleaning solvents. Blot the stain with a clean sponge or absorbent cloth. If a crusty stain has developed, tap the spot to break up the incrustation in order to remove as much as possible prior to cleaning solvents. Chewing gum, candle wax or similar waxy substances may be removed by rubbing the spot quickly with ice so that the material becomes brittle and then blot dry. The brittle substance can then be picked off the wall covering. Follow with a cleaning solvent, if necessary. Contact each manufacturer for a specific list of solvents to be used for tough stains.

Regular Maintenance Vacuum regularly using the proper attachment to avoid pilling. General Recommendations Treat stains promptly. The longer a stain remains on the textile, the more difficult it will be to remove. A professional furniture cleaning service is recommended. Always pre-test any cleaning method in an inconspicuous area. Several light applications of a cleaning agent are less harmful than a single concentrated application. Repeat stain treatment several times if necessary. Never use heat to clean textiles. Heat can set stains. Do not over saturate the textile or let water pool in seams.
