Overview (or Kiev), as the capital of Ukraine, is a major administrative centre as well as the economic and cultural heart of the country. In contrast with the rest of Ukraine the majority of people in are employed in the service sector reflecting its status as a commercial and administrative focus. The main industry in Oblast includes: food, chemical and petrochemical industries, power production, mechanical engineering and metalworking. The city is the leading retail market in Ukraine. Consumer potential is relatively strong with both retail turnover and personal income gradually increasing. The strong potential of the retail sector in is underlined by developers activity. About 900,000 sq.m of quality retail space was planned for completion in the period 2012-2015, although it is likely that only just over half of this is likely to come to fruition in the medium term. The retail market is likely to continue to develop steadily.

Key Retail Areas & Streets KRESCHATIK Kreschatik is the main street and retail corridor in. It is also the premier and home to the most prestigious retail and office locations. Being located in the very center of the city the street becomes pedestrian for weekends and holidays with noticeably higher pedestrian flows. There is a mix of high street retail stores with middle-scale and luxury shopping centers (like Mandarin Plaza). The street is also one of the main tourist attractions in the city. Fashion and accessories brands, cosmetics stores mixed with entertainment, restaurants and coffee shops are among the main operators represented. PASSAZH Passazh is a unique retail area located on Kreschatik Street. It is formed by two parts of a building comprising an islolated square with entrances to the stores from the street. The first and the second levels are occupied by retail, while the upper levels are residential. Tenant mix is represented by franchise-operated luxury brands (Gucci, Burberry, Roberto Cavalli, Salvatore Ferragamo, Bottega Veneta, Louis Vuitton), banks, cafes and restaurants. Besides it, luxury brand s stores are located on Zankovetskogo and Gorodetskogo streets, which are located close to Passazh (together with Passazh they form a kind of luxury claster). DREAM TOWN The biggest retail-entertainment center in located between three metro stations. The project has a unique concept for the market with its extended entertainment offer including a cinema, rollerdrome, aquapark, skating-rink, etc. Retailers represented include Berskha, Marks & Spencer, BGN, Colin s, Finn Flare, Guess, Lee Cooper, Mango, Marc O Polo, Monton,, Promod, Pull & Bear, Sisley, Zara and United Colors of Benetton. GLOBUS Globus was one of the first shopping centers in the city and opened in 2001. The retail gallery has three underground levels and has a unique location on Independence Square, in the very heart of the city. It is still popular with residents and tourists due to its balanced tenant mix of international and domestic retail chains combined with more local stores. OCEAN PLAZA The shopping center will become the largest retail project in the city. By the time it is completed it will have a total retail area of 165,000 sq.m. The first phase opened in 2012. This is the first new large-scale project located close to the city center. It will include the biggest aquarium in Western Europe, a vast entertainment zone and a wide range of international brands including many new entrants to the market. Retailers include Gap, Crocs, Real, New Look, Top Shop, Clarks, Timberland, Gant and Marella.

Food & Beverage continues to hold the leading position in Ukraine in terms of the level of its food and beverage market development level. Recovery post the economic downturn has returned the level of footfall back to pre-crisis level. Operators targeting the middle market and in the fast food sector have the highest development potential. Among international fast food chains currently only McDonald s and Domino s Pizza are represented in the market. KFC has opened in Ocean Plaza. Subway, Starbucks, Dunkin Donuts, Burger King are also considering the market for expansion either through franchising or directly. Generally it is local operators that are most prevalent in.
