COMMERCIAL SPACE SALES DECLINE IN APRIL TORONTO - Toronto Real Estate Board President Mark McLean announced that Toronto Real Estate Board Commercial Network Members reported 306,003 square feet of combined industrial, commercial/retail and office space leased through TREB's MLS System in April 2016. This result was down from 811,123 square feet of space leased in April 2015. Following the historic norm, industrial properties accounted for approximately 70 per cent of the total space leased in April. The office segment accounted for the next largest share followed by the commercial/retail segment. Average lease rates for properties transacted on a per square foot net basis, where pricing was disclosed, were up for the industrial and office market segments, but down for the commercial/retail segment. Commercial leasing results can be volatile on a month-to-month basis. This means that changes in average lease rates can be the result of changes in market conditions and compositional shifts in the type and location of properties leased. "There is no doubt that we have experienced some volatility in commercial leasing and sales activity over the past few months. This mirrors the broader Canadian economy. The most recent monthly GDP result released from Statistics Canada represented a decline in economic activity following four consecutive increases. Many businesses may still be in a holding pattern with regard to further real estate investment," said Mr. McLean. There were 48 combined industrial, commercial/retail and office sales reported in April 2016, where pricing was disclosed. This result was down compared to 72 sales reported for April 2015. Changes in average sale prices on a per square foot net basis varied by market segment and, similar to the leasing market, reflected changes in the type and geography of properties sold along with changes in market conditions. Make-up artist Shreya Chadha has suggested some precautions: * Keep your skin super-hydrated and well-nourished to retain moisture even in the driest months of April and May. If you are afflicted with sunburns, then apply cool compresses only and never cover the sun-burned skin with a mask. * To remove excess oil and acne marks from the face, apply clay mask and face wash containing salicylic acid. These two give your face freedom from annoying oils and pimples and enhance the natural glow of your skin. * Excessive sweat makes your hair greasy and crumbled. To avoid this panic, wash your hair daily with a mild shampoo during summers, but don't scrub the scalp every time as scrubbing leads to secretion of oils from the scalp. After shampoo, you can use a conditioner to make your hair silky and shiny, but keep yourself away from the thick and dense hair oils throughout the summer. * Dandruff is another devil to your hair. It is a major cause of hair loss. Always keep your hair dry and clean to prevent dandruff. To avoid the issue, wash your head with a medicated shampoo containing zinc pyrithrone and ketoconazole once a week. MIDWEEK NEWS WEEKLY TUESDAY, AUGUST MAY 24, 28, 2012 2016 lifestyle MidWeek 29 HARD WATER LINKED TO RISK OF ITCHY RED RASH IN INFANTS LONDON, (IANS) High levels of water hardness at home may be linked to the development of eczema or itchy red rash early in life, says a study. Skin barrier impairment and dry skin are thought to be triggers of eczema in early life, partly through genetic predisposition. Environmental factors may also contribute to the breakdown of the skin barrier. The study examined the link between water hardness and chlorine concentrations in household water, damage to the skin's natural barrier and eczema in infancy. The researchers studied 1,300 threemonth old infants from families across Britain and gathered data on levels of water hardness (calcium carbonate) and chlorine in their household water from local water suppliers. The infants were checked for atopic childhood eczema and their skin's barrier function was assessed by measuring transepidermal water loss on the skin of an unaffected forearm. The findings, published in the Journal of Allergy and Clinical Immunology, showed that living in a hard water area was associated with an up to 87 percent increased risk of eczema at three months of age, independent of domestic water chlorine content. "Our study builds on growing evidence of a link between exposure to hard water and the risk of developing eczema in childhood," said lead author Carsten Flohr from St John's Institute of Dermatology at King's College London. "We are about to launch a feasibility trial to assess whether installing a water softener in the homes of high risk children around the time of birth may reduce the risk of eczema and whether reducing chlorine levels brings any additional benefits," Flohr said. A team of researchers from University of Liverpool investigated individuals' emotional reactions using a social technique called social broad-minded affective coping (BMAC) technique -- an intervention that aims to elicit positive affect or emotion through the use of mental imagery of a positive memory. "The findings suggest that the BMAC has the potential to be a practical and effective method for boosting mood amongst individuals with specific mental health problems such as anxiety or depression," said lead researcher Peter Taylor from University of Liverpool in Britain. The findings showed that following the social BMAC, the participants showed an increase in feelings of social safeness, warm positive affect and relaxed positive affect, whilst the negativity decreased. The results, which provide preliminary support for the effectiveness of the social BMAC in activating specific types of emotion, have been detailed in the journal Psychology and Psychotherapy: Theory, Research and Practice. As part of the study 123 participants, recruited online, completed self-report measures of selfattacking (thinking mean, diminishing, insulting, and shaming thoughts about oneself), social safeness (feelings of warmth and connectedness) and pleasure. Here's another reason for you to save for a beach-facing house as the sight of water is linked to less stress and improved mental health, researchers say. The findings revealed that even after taking into account residents' wealth, age, sex and other neighbourhood factors, having a view of the ocean was associated with improved mental health. "Increased views of blue space are significantly associated with lower levels of psychological distress," said Amber L. Pearson from Michigan State University's water science network in the US. "However, we did not find that with green space," Pearson added. Using various topography data, the team studied the visibility of blue and green spaces from residential locations; green spaces included forests and grassy parks. The national survey used the Kessler Psychological Distress Scale, or K10, which has proven to be an accurate predictor of anxiety and mood disorders. They found a strong link between health and the visibility of water, which the researchers call blue space. Visibility of green space did not show the same calming effect.
